Residential

Real estate is property made up of land and the buildings on it, as well as the natural resources of the land, including uncultivated flora and fauna, farmed crops and livestock, water and mineral deposits. Although media often refers to the “real estate market,” from the perspective of residential living, real estate can be grouped into three broad categories based on its use: residential, commercial and industrial. Examples of residential real estate include undeveloped land, houses, condominiums and town houses; examples of commercial real estate are office buildings, warehouses and retail store buildings; and examples of industrial real estate include factories, mines and farms.

Residential Real Estate and Home Ownership

According to a December 2017 report from real estate website Zillow, the total value of all U.S. homes in 2017 was $31.8 trillion, more than 1.5 times the nation’s Gross Domestic Product (GDP) at the time. Home ownership, also known as owner-occupancy, is the most common type of real estate investment in the United States. According to the National Multifamily Housing Council, roughly two-thirds of residents own their home. Often, they have financed the purchase by taking out a particular type of loan known as a mortgage, in which the property acts as collateral for the debt.

Individuals shopping for a mortgage to invest in real estate in the form of an owner-occupied home are faced with a variety of options. Mortgages can either be fixed-rate or variable-rate. Fixed-rate mortgages generally have higher interest rates than variable-rate mortgages, which can make them more expensive in the short run. Fixed-rate loans cost more in the short-term because they are protected from future interest rate increases.

Commercial & Industrial

Along with Residential real estate, we also deal with commercial and industrial real estate. As its name implies, commercial real estate is used in commerce, while industrial real estate is used for the manufacture, production and warehousing of goods. While some businesses own the buildings they occupy, the more typical scenario is that an investor owns the building and collects rent from each business that operates there. While residential real estate lease rates may be quoted in an annual sum or a monthly rent, commercial and industrial real estate is customarily quoted in annual rental dollars per square foot.

 

Concrete Build Ups

Concrete placement is fast and easy because it is done on the ground. Floor surfaces serve as casting beds or sometimes we build separate casting beds. If space is a constraint, we can stack up panels on top of each other. Generally, there are no limitations on the size of the panels  due to trucking considerations, because we cast the them on site.To ensure relatively few joints in buildings, the panels are cast in large in size.

In the tilt-up method, concrete elements like walls, columns, structural supports, etc. are formed horizontally on a concrete casting surface near the building footprint. The elements are then “tilted” up to the vertical position and placedinto position after the concrete has cured till the other  structural components like roofs, intermediate floors and walls are secured.

Construction Management

This is project management related to the construction in the commercial or industrial sector and depends on the complexity of the project. The Owner and/or the Contractor managethe responsibilities related to planning, cost, time, quality, contract administration and safety.

Based on the level of involvement and based on strengths and weaknesses, the owner can chose construction management. For small-scale projects the owner may want to own the responsibility, but for projectsinvolving some complexity, complete project ownership may not be possible.

Design Builder

This program offers an accelerated and cost effective solution for many construction needs.

The design builder owns the complete responsibility for the detailed architectural and building aspects and also assumes all risks for delivering on time and within budget, thereby mitigating the risks by working out issues between engineers and contractors beforehand.

The Design Builder (DB) approach is fast catching up in popularity in Europe, Asia and the United States, as compared to the traditional practice known as Design-Bid-Build (DBB).

General Contractor

The General Contractor is responsible for delivering a construction project to the Owner, after responding to the Owner’s solicitation for bids after detailed design drawings have been completed. An alternative to this traditional Design-Bid-Build (DBB) method is Design-Build (DB), and the Contractor’s responsibility includes the design as well.

The General Contractor is responsible for overseeing the construction project from start to finish and includes maintainingthe communication channels with the Owner, architects and engineers; selecting and scheduling subcontractors and vendors.

Metal Building

Using pre-engineered metal buildings as commercial, industrial or even residential structures is a value driven choice in today’s economy. In today’s market Steel and Metal Buildings are opening up a whole new avenue of architectural diversity and long lasting building solutions and they have a number of advantages.

Applications employing metal buildings are quite wide-ranging and are used in agricultural, manufacturing, transportation, aerospace, industrial, professional and retail sectors. They are often employed when large clear spans are required. Example businesses that use them are low rise office buildings, specialty manufacturing, distribution centers and warehouses.

Pre Engineered Structures

One of the many types of buildings we work with is pre-engineered buildings. This type of building is actually pre-built and assembled on-site. Even though the building is pre-built, we still design the building through a process known as design and build. Pre-engineered buildings are frequently used in the construction of warehouses and industrial buildings since they’re typically cheaper and faster to build

Steel Structure Construction

The erection of structural steelwork consists of the assembly of steel components into a frame on site. The processes involve lifting and placing components into position, then connecting them together. Generally this is achieved through bolting but sometimes site welding is used. The assembled frame needs to be aligned before bolting up is completed, and the structure handed over to the principal contractor.
